What to Do the Moment a Roof Starts Leaking
Most leak damage happens inside the house, not on the roof. A few minutes of the right steps can save a ceiling, a floor and a lot of drywall.
01. Stay off the roof
Wet, icy or windy roofs are dangerous, and walking on them can make the damage worse. Leave the roof to a roofer.
02. Protect what's underneath
Move furniture and electronics, put down towels and a bucket, and lay plastic over anything you can't move.
03. Watch the ceiling
If drywall is sagging with water, keep people away from it. If water is near a light fixture or outlet, shut off that circuit at the panel.
04. Take photos
Photograph the stain, the drip and any damage inside and out, with the date. Your insurer will want them if a storm caused it.
05. Check the attic if it's safe
Wet insulation or a drip line on the underside of the deck helps a roofer find the source faster. Step only on the joists.
06. Call a local roofer
Ask for a temporary dry-in, such as a tarp, now and a proper repair once the weather allows. Get the repair warranty in writing.

Should I repair or replace my roof?
Repair usually makes sense when the damage is in one area or one detail, the deck is sound, the rest of the roof has years of life left and there's only one layer of shingles. Replacement makes more sense when the roof is 20 or more years old and worn across several slopes, leaks keep appearing in new places, or there are already two layers. A good roofer shows you photos and explains which one applies.
What warranty should a roof repair come with?
A stated number of years on the repair itself, in writing. Terms vary widely: some roofers give a year or none on a patch, while a properly rebuilt detail such as a chimney flashing can carry a much longer warranty. Ask how long it lasts, what it covers, and whether a return visit for the same leak is free.
Why does my roof leak only in winter?
Usually ice dams. Heat escaping from the attic melts snow on the roof, the water refreezes at the cold eaves, and the backed-up meltwater works under the shingles. Attic ventilation and insulation, and ice and water shield at the eaves, are the long-term fix. It can also be condensation in the attic, which looks like a leak but isn't one.
Can a roof be repaired in the winter?
Many repairs can, including flashing, pipe boots and replacing a few shingles, as long as the roof can be worked safely. Some sealants and shingle strips need warmer temperatures to bond, so a winter repair may be finished or sealed once the weather warms up. A temporary dry-in protects the house in the meantime.
