We live and work in this climate. On-Site Inspection
We already know the size of your roof before we pull in the driveway. We measure it by satellite. The reason we get on the roof is everything satellite can't tell us. How many layers are up there. What the deck is made of and what condition it's in. The gutters, if any, and how they're hung. Every vent, chimney, skylight, and accent roof, what type and what shape it's in. The flashing, the valleys, the eaves where ice dams start. Then the siding and what it's made of, and the ground around the house: decks, driveways, power lines, landscaping, everything the crew has to work around on replacement day. Our inspectors are checking dozens of items, sometimes over a hundred, and documenting every one on an inspection sheet we fill out on every roof. That sheet is one of several layers of accountability we've built so we can promise the outcome, not just quote it.
A Written, Itemized Estimate
You get a line-by-line price in writing. Materials, labor, tear-off, disposal, permit, warranty. Repair and replacement options side by side where both apply. And at the top of every quote, a summary written for you, not copied from a template. It reviews what we talked about on site and calls out anything specific to your roof or anything you told us mattered to you. Is the roofing estimate really free?
Yes. Stellar Roofing Company provides free estimates for homeowners and businesses across West Michigan: Grand Rapids, Ada, Holland, Hudsonville, Byron Center, Rockford, Grand Haven, and the surrounding communities. There's no charge and no obligation to move forward. You keep the written estimate to review, compare, or budget from.
How is an estimate different from a roof inspection?
An estimate is about price. You know you need work, a repair or a replacement, and you want an itemized number to plan around. An inspection is about condition. You want to know what shape the roof is in, usually after a storm, before buying or selling, or once a year to stay ahead of problems. Both are free. If you're not sure which you need, request an estimate and say so in the message field. We'll steer you to the right one.
How soon can I get my estimate?
For most of the Grand Rapids metro we can schedule the visit within a few days, and you have the written estimate at or shortly after that visit. If you have an active leak or storm damage, don't wait on the form. Call (616) 840-1927 so our emergency team can stabilize the roof first.
Do I need to be home for the estimate?
No. It's nice when you can be, so you can meet us and ask questions face to face, but it isn't required. We can get most of what we need over the phone or by text with a few photos, and the roof itself is measured by satellite before we ever show up. If you'd rather not be there at all, we also offer a virtual inspection. See the next question.
What is a virtual inspection?
It's an inspection you do with your phone, on your schedule. We set up a time, you get on a call with our inspector through our virtual estimator tool, which works a lot like FaceTime, and you walk around the house pointing your phone at the roof, the eaves, the chimney, wherever we ask. Our inspector captures images as you go. That, plus the satellite measurement, is usually enough for an accurate estimate. So far, every estimate we've given this way has come in close to 100 percent accurate. If there's something we can't see well enough to price with confidence, we come out and confirm it in person. It's a good option if you're busy, out of town, or just don't want to wait for a scheduling window.
Will the estimate be the final price?
In almost every case, yes. We inspect the roof, the layers, the deck, and the attic before we price a job, so the estimate reflects the real scope of work and there are no surprise add-ons after the crew shows up. The one thing nobody can see until tear-off is rotted sheathing under the old roof. If there's a chance of it, we talk about it before the job starts and you pick how you want it handled. Either you pre-authorize us to replace what we find, document it with photos, and bill it at the rate quoted in the estimate. Or we stop, document it, and get your approval before we go any further. Both are common. What we don't do is find something, fix it, and hand you a bill you weren't expecting.
Can you help with an insurance claim after a storm?
Yes, and this is where it matters who you call. Our inspectors are Haag Certified in wind and hail damage assessment for residential and commercial roofs, and we are one of the few roofing companies in Michigan whose inspectors hold that certification. After wind, hail, or heavy snow we document the damage the way an adjuster expects to see it, provide clear reports, and work alongside your carrier so the claim reflects the true scope of the repair. Many homeowners pair an approved claim with our financing to cover the deductible or any remaining out-of-pocket cost.
