Two replacement bids for the same house can be thousands of dollars apart, and the difference is rarely the shingle. It's what happens under it. Whether the old roof comes off, whether soft decking gets replaced, whether new flashing goes in at every wall and chimney, and whether the attic can breathe.
Those details matter more in Grand Rapids than most places. Lake-effect snow sits on roofs for weeks, freeze-thaw cycles work at every seam, and ice dams push water up under shingles at the eaves. A replacement built for a mild climate won't hold up here.
We looked for companies that list roof replacement as a core service, have a Grand Rapids-area office, and state their credentials where you can check them. Get at least two bids, and read them line by line before you compare the totals.

A manufacturer warranty registered on your roof, plus a separate workmanship warranty from the installer, both in writing.

Armored is a family-owned company based in Byron Center that has served Michigan since 2020. It lists GAF Master Elite status on its website.
It replaces shingle and metal roofs, installs gutters, and helps homeowners work with their insurance company when storm damage is behind the replacement. It also does siding, windows, doors and decks.

616 Roofing & Exteriors is a locally owned contractor on 76th Street SW in Byron Center that says it delivers roof replacements throughout greater Grand Rapids, and describes itself on its website as a certified GAF roofing contractor.
It also installs insulation and ventilation, which is worth asking about on a replacement, since an under-ventilated attic is a common cause of ice dams and early shingle wear. Siding and gutters round out the exterior work.

What a Complete Replacement Bid Should Spell Out
The total at the bottom of a bid tells you almost nothing on its own. Lay the bids side by side and check that each one answers the same questions. If a line is missing, ask. A missing line usually means it isn't included.
- Tear-off: every existing layer removed to the deck, and how many layers they found
- Decking: the price per sheet for replacing soft or rotted boards, or an allowance, stated up front
- Ice and water shield: where it goes (eaves, valleys, around chimneys and skylights) and how far up the roof from the eaves
- Underlayment: the type used on the rest of the deck
- Flashing: new step, counter and chimney flashing, new pipe boots and drip edge, not reused
- Ventilation: what intake and exhaust the attic has now and what they will change
- Materials: the shingle line and color by name, and the manufacturer warranty tier they will register
- Workmanship warranty: how many years, in writing, and what it covers
- Permit, cleanup, magnetic nail sweep and haul-away
If one bid is much lower than the others, the difference is almost always in these lines. Ask that roofer to add the missing items and price it again, then compare.

Can a new roof go over the old one in Michigan?
Michigan's building code allows a second layer of shingles in some cases, but never a third. We recommend against it either way. An overlay hides the deck, keeps old flashing in place, adds weight and makes the next replacement a bigger tear-off. A full tear-off is the only way to know what the deck looks like.
How do I know it's time to replace instead of repair?
Replacement usually makes sense when the roof is 20 or more years old and worn across several slopes, when leaks keep showing up in new places, when there are already two layers, or when the deck is soft in more than one area. If the damage is limited to one area and the rest of the roof has life left, a repair is often the better value.
Why do replacement bids vary so much?
Mostly because of what's included under the shingles: tear-off, deck repair, ice and water shield coverage, new flashing and ventilation. A low bid often leaves some of these out. Compare the bids line by line and ask each roofer to price the same scope.
What warranty should a new roof come with?
Two, in writing. The manufacturer's warranty covers the materials, and the enhanced versions require a certified installer to register it. The roofer's workmanship warranty covers the installation, and its length varies widely between companies. Ask how long each one lasts and who you call to use it.
