How It Went
This roof was leaking in multiple spots. Two areas around the chimney, and two pipe boots that had cracked and split.
The homeowner had already called several big-name, well-reviewed roofing companies. Every one of them said the same thing: the roof needed to be replaced, and repairs weren't possible.
That is almost always code for something else. It means the person standing in your driveway is a salesman, not a roofer. He can't make money on a repair, and he doesn't know anyone who can do one. So the roof "can't be repaired."
That's where we come in.
We replaced the chimney flashing and replaced three pipe boots. Every leak stopped the same day. The roof has at least six more years in it, and the homeowner can now plan and budget for a full replacement on their own terms instead of on a salesman's.

How This Chimney Flashing + Pipe Boots Job Was Done
- 1The chimney as we found it — old flashing, and the joint where it meets the shingles no longer sealed.
- 2One of the vent boots. The rubber has gone hard and split where it grips the pipe.
- 3Everything comes off down to clean masonry and clean deck before any new metal goes in.
- 4Ice-and-water shield is run up the masonry and out onto the roof, sealing the base before the metal is set.
- 5New metal is formed to the chimney and set into the shingle courses so water is carried out, not held behind it.
- 6A finished penetration — new boot, shingles re-laid over the flange, nothing relying on sealant.
