A lot of Wyoming went up in the twenty years after the war, so whole streets of low-pitch ranches and bungalows tend to need roofs in the same decade. Kentwood covers more ground: older ranches on the west side, then subdivisions that get newer and steeper as you move east and south, plus the associations and commercial buildings along 28th Street.

What to Check on a Kentwood or Wyoming Roof Bid
01. How many layers are up there now?
Plenty of older roofs in both cities already carry a second layer, and Michigan's residential code caps a roof at two. Ask the contractor to confirm the count and price a full tear-off.
02. What happens if the deck is bad?
Plank decking under an old second layer is often soft in spots. The bid should state a per-sheet price for deck replacement so it isn't a surprise once the old roof is off.
03. How will the attic be vented?
Ask where the intake is, where the exhaust is, and whether any old gable vents or powered fans will be closed off. Mixed ventilation systems work against each other.
04. Is all the flashing being replaced?
Especially on newer Kentwood homes with valleys, dormers and sidewalls. Reusing old step flashing or chimney flashing saves an hour and builds in the next leak.
05. Who pulls the permit?
A residential re-roof in Wyoming needs a building permit and a final inspection. Whatever city you're in, the contractor should pull any permit the job needs and include it in the written price.

How long does a roof last in Kentwood and Wyoming?
A properly installed architectural shingle roof commonly lasts 20 to 30 years here. Shallow pitches, poor attic ventilation and heavy tree cover shorten that. On many post-war ranches, ventilation is what ages the roof early, which is why it should be fixed at the same time as the shingles.
Can I put a new layer of shingles over my old roof?
Sometimes, if there's only one layer now, but we usually advise against it. A layover traps heat, hides deck rot, and makes most enhanced manufacturer warranties unavailable. If the roof already has two layers, Michigan's residential code rules out a third.
Why do I get ice dams on my ranch house?
Low-pitch roofs hold snow, and warm air leaking into the attic melts it. The water runs down to the cold eave and refreezes. New shingles alone don't change that. Balanced intake and exhaust ventilation, air sealing, and ice and water shield at the eaves do.
