Commercial Flat & Low-Slope Roof Systems

There is no single best membrane. It depends on the building. EPDM (rubber) has been the most common flat roof in West Michigan for decades. It is very long-lived, and its dark surface helps shed snow. TPO has been gaining ground fast over the past twenty years. It typically costs less than EPDM, its white, reflective surface lowers cooling costs, and its heat-welded seams are extremely watertight. Modified bitumen is a multi-layer membrane that handles freeze-thaw well, is forgiving on roofs with a lot of curbs and penetrations, and is easy to repair years down the road. It is also our first choice for residential flat roofs, because the granulated cap sheet can usually be matched to the shingles on the rest of the house. We recommend a system after we inspect the roof and understand how the building is used, not before.

Ponding water means the roof has lost positive slope, usually from compressed insulation, a settled or sagging deck, or clogged drains. Manufacturer warranties require that water drain within 48 hours of rain, because standing water degrades the membrane, adds dead load, and freezes into seam-splitting ice. We fix it by rebuilding slope toward the drains, so water runs off instead of pooling.

Tapered insulation is polyiso board milled at a slight angle and laid out to build drainage slope into a roof that does not have enough of its own. It steers water toward drains and scuppers, eliminates ponding, and helps meet Michigan energy code R-values in the same layer. Not every flat roof needs it. If the deck already slopes correctly to a drain or scupper, we leave well enough alone. If it does not, tapered insulation is the difference between a membrane that lasts 25 years and one that fails in eight. We design and lay out tapered systems in-house.

Often, yes. A recover, or what most of us in Michigan call a reskin, means installing an approved new membrane over the existing roof instead of tearing it off. If the deck is sound and there is only one existing roofing layer with no widespread wet insulation, a reskin saves you the tear-off labor and disposal. If our survey finds trapped moisture, two existing layers, or a failing deck, full tear-off is the smarter long-term move. We scan for moisture first, then tell you what we found and why.

A properly installed TPO, EPDM, or modified bitumen roof with good drainage typically lasts 20 to 30 years in West Michigan. Lifespan depends heavily on drainage, membrane thickness, and maintenance. Roofs that pond water or never get inspected fail far sooner. Our preventative maintenance and re-coat programs keep seams and flashings sound and keep the manufacturer warranty in force.
